At this stage, we work with you to define the project and provide you with a proposal for our work. We also assist you in establishing a project schedule so that you can plan ahead and know what will be happening when, and what funds will be required at what time, allowing you to move forward with a well defined plan physically, logistically and financially.
We work with you to crystallize and document your needs, goals, wishes, dreams and budget constraints. We then develop the best possible solution in the form of a conceptual design and share it with you. Based on your input, we continue to explore and refine the conceptual design until you are 100% satisfied. At this point we forge ahead and develop detailed technical drawings and specifications that will be used to apply for permits, allow us and/or other contractors to provide accurate pricing and ultimately to build out the project.
If the project must deviate from Municipal By-laws, the first step is an application to the Committee of Adjustments requesting the required relief from the By-laws. We have substantial experience and a strong track record of success in this area. The final step is to submit a permit application with the Municipal building department . We manage the approvals process for you, and keep you well informed of the expected time frame, feedback and results.
We have the knowledge, experience and resources to complete your project on time, on budget and to the highest standards - ours. If we have done the design. we have in depth knowledge of your project already and high confidence in the quality of the plans. As such, we deduct the Design fees from the Construction Contract, reducing the overall cost of your project.
